What are the requirements for qualified properties?

If yes, then second, we will do the inspection to assess if your property meets our criteria such as location, conditions, facilities, and ability to attract the rental market.
At this stage, it’s either your property is ready-to-move-in, or fully/partly even unfurnished, we can help prepare with interior design consultation and operation.
Can you guarantee my return?
Yes, to make sure a competitive level of rental yield. We have a clear minimum “Net receivable rent” for property owners, Bangkok net rental yield is 4-4.5% on average, we can guarantee 5.5%-6%
The price is going to be calculated from market price, so we can guarantee that we help you rent out without cutting price policy
What is the annual occupancy rate I can expect?
10 out of 12 months (80%) occupancy rate for Sukhumvit, Sathorn, and Riverside condo / 2-storey 3-4 Bedroom houses in the suburban area (e.g. Bang Na, Krungthep Kreetha, Ram Intra, Ratchapruek, Nonthaburi)
How the property management charge property owners?

We collect monthly rent from guests, and transfer to property owners MONTHLY regarding the preselected program.
How you handle multi properties?
We have our local coordinators who help liaise with local trusted contractors and vendors
Do I still have to deal with multiple stakeholders?
No, we do all the coordination on behalf of property owners as an exclusive authorized party. Our partner don’t have to deal with anyone.
Can I change program later?

Can I sell my property during your active management period?
Yes, the property is pretty much available to sell as usual, we can also help selling your property during our tenure.
Can I stay at my own property?

We can block your stay up to 15 nights per year during off-peak period (June – September) with at least 30 days pre-notice for our rearrangement.
What if guaranteed rental yield and/or occupancy rate are not meet criteria?
Property owners will earn all the rights to terminate our management in the 2nd year.
