FAQ for foreign buyers
Phuket property for foreign investors: your questions answered
Can foreigners buy property in Phuket?
Yes, with the right structure. Foreign nationals cannot own land in Thailand, so villas are typically offered to foreign buyers on a registered leasehold. Condominiums can be owned freehold within the 49% foreign-ownership quota.
What is the difference between leasehold and freehold in Phuket?
With a registered leasehold you hold a registered lease on the villa — the usual route for foreign villa buyers. Freehold means you own the condominium unit outright, available while the building’s foreign quota has room. Every SPMI listing states its ownership structure.
Can I buy property in Phuket while living abroad?
Much of the process can run from abroad. Send us your brief and we return a shortlist of three properties within 24 hours, run viewings by live video, check each property against our due-diligence checklist and introduce you to an independent Phuket property lawyer who acts for you. Your lawyer advises on the transfer itself.
What do you check before listing a property?
Land title, building permits, the developer’s track record and the lease structure. We publish only properties with confirmed terms and complete documentation.
Do you guarantee rental yields?
No. Every villa comes with an SPMI long-term rental estimate that shows its assumptions, so you can test the numbers yourself. Rental figures are estimates, not guarantees.
How much does Phuket property management cost?
Long-term rental management is charged as a share of the monthly rent: 15% for Essential, 20% for Executive and 30% for Elite. We earn only when your property does. Tier contents are indicative.
Can my villa be let as a holiday rental?
SPMI manages long-term leases of 3 months or more directly. Holiday (daily) rentals are operated by licensed partner operators under SPMI oversight.
